Every project runs under one fixed price contract with a named project manager, a written programme and stage payments tied to inspected work. HMO conversions and refurbishment
For landlords and investors. HMO conversions to licensing standard, dwelling splits with independent services and Building Control sign off, and whole house refurbishments from a light refresh to a full strip out. Programmed to minimise void time and handed over with every certificate you need to let.
Conversions from around £1,200 per square metre. Refurbishments from around £10,000. Fixed price after a site visit.
New builds and developments
For self builders and small developers. Shell and core, full build or design and build packages, priced by trade and stage from your drawings. Timber frame or masonry, built to NHBC and LABC warranty standards with the inspections coordinated by us.
Stage payments tied to inspected milestones and weekly cost and progress reporting, so there are no surprises at valuation.
House extensions
For homeowners. Single storey, double storey, side return and wraparound extensions, plus garage and outbuilding conversions. More than 40 completed projects from Reading to Sevenoaks, built from your architect’s drawings under one contract with one project manager.
